Foundation Crack &
Settlement Inspections

Most cracks are cosmetic. Some are not. An independent structural inspection tells you which kind you have, whether the movement is still active, and what to do next, before you spend money on repairs or sign a contract with a foundation company.

What we look at

We inspect the cracks themselves and the clues around them: their width, direction and pattern, whether doors and windows bind, whether floors are out of level, how water drains around the house, and whether earlier repairs have reopened. Stair-step cracks in block walls, cracks that are wider at one end, and cracks that keep coming back after patching tell different stories.

  • Exterior block or frame walls, including stair-step cracking
  • Slab and floor cracks, with floor level readings where useful
  • Drainage, downspouts, AC condensate lines and soil erosion near the foundation
  • Signs of past repairs or stabilization

Your report

You receive a signed and sealed report with photos, observations, our opinion on the cause and whether movement appears active or stable, and recommended next steps. If we think soil testing or monitoring is needed, we explain why and agree the cost with you before anything extra is done.

Independent from repair contractors

We don't sell piers or repairs. Homeowners, buyers, HOAs and property managers use our reports to decide whether a repair is needed and to compare contractor proposals. Reports are also used for builder warranty claims and insurance communication.

Frequently Asked Questions

Is a stair-step crack in a block wall serious?

It can be. Stair-step cracking often follows differential settlement, but width, pattern and whether it is growing all matter. An inspection tells you which case you have.

Can the report be used for a builder warranty claim?

Yes. Our reports document conditions and opinions in a form builders, insurers and attorneys can review.

Do you do soil testing?

Not as part of the inspection. If what we see points to a soil problem, we'll recommend testing and agree the cost with you first.
